ROCK SPRINGS – Industrial businesses on Killpecker Drive will be getting a new neighbor as the Rock Springs Planning and Zoning Commission approved a new FedEx distribution facility.
The facility will be 26,795 square feet and will be built at 2830 Killpecker Drive. With the project being over 20,000 square feet it has to be approved by the Planning and Zoning Commission. Projects under 20,000 sq. ft. are approved at staff level.
The property is zoned I-2, heavy industrial. City Planner Jennifer Shields informed the board in 2008, a large, similar type of warehouse was scheduled to be to be built on the three lots. The project had issues, the time to build the project lapsed and nothing was done.
“I’m glad to see we have another project there,” Shields said.
On the property, there is a small corner in the southeast portion of the lot which is in the flood plain. Shields explained a flood plain plan was given to the city but was more for filing purposes.
A utility review took place on the plans and Shields said there was nothing critical noted by any of the agencies. There was also no comments from neighbors to the city on the proposal.
There are several FedEx stops in the city. Shields said she believes the company plans on consolidating some of these to one central location. Representing FedEx was Matt Devitt of JFC Engineering. Board member Gary Watkins asked Devitt if they were planning on consolidating. Devitt said he really did not know.
Board member Matthew Jackman asked if a traffic study had been done. Shields said there was not because it really was not an issue.
The board approved the project with several requirements. the company will need to submit a drainage plan and nothing can be placed on the corner in the flood plain. The project has a one year time limit or they will need to submit new plans.
Board member Jackman abstained from the vote.
